The building reconstructed as a business centre of class B, situated in Ligovsky avenue, 29 was put into operation. It was named Business Palazzo.
In December, 2009 Company “Mayak” obtained the permit to reconstruct a former profitable house (see «NP», № 49/2009). The house was built in 1882–1886 by architects V.Shtorm and F.Nagel. There the writer and publicist Vladimir Korolenko lived. Though the object is not a monument, it is situated in the zone under guarding. The house has been acknowledged as an emergency building, however, the significant part of it has been rented for non-living purposes. The total area is about 3000 sq.m (of these, about 2000 “squares” were owned). To take the right of reconstruction the investor was to transfer over 68 mln roubles to the budget, as well as solve the property right problems of residents, including KVD (skin and venereologic dispensary) № 11. These works were to take less than three years, though power engineering specialists promised to connect the object to power engineering networks not before 2015. That seems to be the reason why repairing works started only a year ago.
Recently, Company “Mayak” which was one of the building tenants have rebuilt the attic. The total area of the six-storey house has grown to 3800 «squares» (of these, 3300 m are suitable for leasing).
The reconstruction concept was developed by Surveyor International Group (SIG), which leases buildings under exclusive conditions. The designer is firm “Bereg”.
According to the words of the Head of Sales and Acquisition Department of SIG Maxim Ignatovich, at the moment the finishing of common and some office areas is going on. The rooms of small “cutting” (from 15 to 150 sq.m) are offered for the price of 1100 roubles for 1 sq.m a month (excluding VAT and cleaning). At present, the contracts for 20% of the total area have been signed. Among others, there are large tenants, such as the network of farm product shops “Girlyanda” (150 sq.m), and the network “Tarelka Stolovaya” which has rented rooms for a café and office (totalling about 350 “squares”).
The main defect of Business Palazzo is the absence of a carpark, though there are five underground stations at a distance of one kilometre. In the words of Mr. Ignatovich, there are places for some cars in the yard, but these places are not intended for tenants. Persons interested may use paid parking on Ligovsky.
The first tenants will have moved in by the end of June.
